Ladner Weather and What It Does to a Roof
Ladner's weather station, Delta Ladner South, averaged 1,008.1 mm of precipitation a year in the 1971–2000 normals, with rain on 152.5 days and 31.6 cm of snow. The station sits about 2 m above sea level on the Fraser River delta. For a roof, that means long wet seasons, moss pressure and a few cold, frosty nights each winter.

Ladner's climate, from the Delta Ladner South station
The Environment and Climate Change Canada normals for Delta Ladner South (1971–2000) are the closest long record for Ladner itself. The station averaged 1,008.1 mm of precipitation a year, almost all of it rain, and recorded rain on 152.5 days. Snow averaged 31.6 cm, spread over 8.3 days.
Temperatures are mild but not as mild as the coast a few kilometres south. The annual mean daily low was 5.3 °C and the record low was −16.1 °C. The record high was 33.0 °C.
Living on the Fraser River delta
Ladner began as a fishing village on the banks of the Fraser River, with the Strait of Georgia to the west and islands such as Westham Island just off the mainland. Delta's land is flat and open farmland, and the weather station is only about 2 m above sea level.
Damp air and open ground shape what a roof goes through here. A roof that stays wet for weeks at a time grows moss on any surface that holds water, and on flat, open land there is little to slow the wind before it reaches a house.
Frost and the occasional snow in Ladner
With 8.3 snow days a year and a record low of −16.1 °C, Ladner sees real cold snaps, even if they are short. Wet snow on a metal roof slides off in sheets rather than sitting. We plan snow guards at the estimate above doors, steps, decks and parked cars.
Ice damming is a warranty exclusion on every roof we install. When a cold night follows a wet day, the attic's ventilation and insulation are worth a look at the estimate.
How an Interlock® aluminum roof is specified for Ladner
The roof is made in Canada at the Interlock plant on River Way in Delta, a short drive from Ladner. Panels weigh roughly 2 to 3.5 kg per m², and the roof needs a slope of 3/12 or steeper.
- Aluminum cannot rust, so damp river air does not corrode the panels; it forms its own oxide layer
- Panels interlock on four sides with hidden fasteners, which keeps wind-driven rain out of the joints
- Wind warranty to 193 km/h (120 mph) installed to manufacturer specification
- Nothing for moss to root into: aluminum takes on no water and has no wood fibre or granules
- Snow guards planned at the estimate wherever sliding snow could land on people or property
Ladner questions, answered
Will moss grow on a metal roof in Ladner?
Moss needs somewhere to hold water and dig in. Aluminum takes on no water and has no wood or granules, so moss has little to work with. Debris that piles up in valleys or behind chimneys can still hold damp, so keeping those spots clear is worth doing each fall.
Is Ladner colder than Tsawwassen in winter?
The station records suggest it can be. Delta Ladner South's record low is −16.1 °C and its mean daily low is 5.3 °C (1971–2000). The Delta Tsawwassen Beach station's figures are −12.0 °C and 8.2 °C (1981–2010). The periods differ, so treat it as a rough comparison.
Does Ladner get enough snow to need snow guards?
Not much snow falls: Delta Ladner South averaged 31.6 cm a year, on 8.3 days (1971–2000). But a metal roof sheds what does fall all at once. Over a front step, a deck or a parked car, one slide is enough to matter, so we mark those spots at the estimate.
